Communities (we live full time in one) can be good and bad. They can be very restrictive or not restrictive at all, which can be detrimental to your property values. The dues do tend to go up every year. The board can devolve into petty squabbling; some boards are so split that armed guards are present at meetings. Your dues pay for things like snow plowing, because your roads are private. But the plowing, at least in my community, isn't 24-7. If you need to travel at odd hours, you might not be able to. And many communities have HORRIFIC road conditions in general; there's often no money in the budget for repaving. I like the amenities, but frankly, the amount of time we use them is not worth what we pay in dues. A yearly membership at the Y or anyplace else would be cheaper (and we have to drive to our community's amenities, so that's not a consideration). Oh, and as someone else pointed out, many of the most beautiful lakes in the state are the state parks' -- and they're free. I wouldn't buy in a community again if I were doing it again. I've not butted heads with anyone; we haven't been told what we can and can't do -- I just don't think it's worth the money we pay. Don't forget, your township taxes, which go for plowing everywhere else, aren't reduced because you live in a community. So you're paying more for the same services, in that respect.

Stroudsburg and East Stroudsburg have done a lot with the downtown area in the past eight years. Especially with the addition of many new shops, restaurants, art galleries and nightclubs. This change makes renting near the downtown areas much more desirable. There are also more and upgraded rentals being added in these areas. Living in the country in the Reeders PA, Brodheadsville, PA or Cherry Valley area are options for year around renters.

I am thinking about moving to pennslyvania and starting a new life for me. The only problem is, where in the Poconos should i live. I know for sure i do not want to live in a community with dues. Looking for an area that doesnt have a lot of traffic and close to Rt80. Please suggest a town or place in pa to live.
